NEF has invested in four (4) affordable housing developments that have been recognized as Affordable Housing Finance (AHF)'s 2024 Readers' Choice Awards Finalists in three (3) separate categories. The Barrister - 2024 AHF Readers' Choice Award Historic Rehab Category Finalist

Cincinnati, OH | Over-the-Rhine Community Housing (OTRCH) & Urban Sites
Co-developers Over-the-Rhine Community Housing (OTRCH) and Urban Sites transformed two vacant, historic office buildings in downtown Cincinnati into the Barrister, which offers 44 units of dedicated, high-quality affordable housing and 2,000 square feet of commercial space on the ground floor. While this historic rehab project’s buildings are each nearly 150 years old, the Barrister breaks new ground as the first Low Income Housing Tax Credit (LIHTC) project in Cincinnati’s Central Business District in over three decades. The adaptive reuse of the Barrister buildings provides two and three-bedroom units with families in mind and includes seven (7) units affordable to households earning 30% of the area median income (AMI), 13 units at 50% AMI, and 24 units at 60% AMI. The Barrister seeks to help alleviate Cincinnati’s affordable housing shortage while adding diversity to the high-cost business district and seamlessly blending in with the historic architecture surrounding it.

The Journey - 2024 AHF Readers' Choice Award Permanent Supportive Housing Category Finalist

Venice, CA | Venice Community Housing
The Journey is a new construction, 40-unit permanent supportive housing (PSH) development located in Venice, California. Developed by Venice Community Housing (VCH), the Journey will provide 39 PSH homes with rents at 30% of the household income; 19 for formerly unhoused transitioned aged youth (TAY) and 20 for formerly chronically homeless adults and families. The building features a public plaza and garden in the front, an open courtyard and gathering spaces, as well as an outdoor rooftop deck. The ground floor will have administrative office and programming spaces for Safe Place for Youth (SPY), an organization dedicated to empowering young people experiencing homelessness through lasting, community-driven solutions and services.

PATH Villas at 4th Street - 2024 AHF Readers' Choice Award Permanent Supportive Housing Category Finalist

San Jose, CA | PATH Ventures
Created by PATH Ventures, the housing development arm of the statewide organization PATH (People Assisting the Homeless), PATH Villas at 4th Street is a four-story, 94-unit and 100% permanent supportive housing development serving seniors 55 years and older who are experiencing chronic homelessness. Located in the northern region of San Jose, the development features 65 studios, 28 one-bedrooms and one two-bedroom manager’s unit. PATH Villas at 4th Street was designed with community in mind, aiming to build trust and camaraderie amongst its residents and the dedicated staff. The development is now home to 93 seniors who were experiencing homelessness and is effectively addressing the prevalence of homelessness in the Santa Clara County.

Vista Verde - 2024 AHF Readers' Choice Award Rural Category Finalist

Breckenridge, CO | Gorman & Company & Breckenridge Housing Authority

To tackle the challenge of providing affordable workforce housing while being sustainable, the Breckenridge Housing Authority of Colorado hired Gorman & Company to build Vista Verde, an affordable housing development with 80 units serving households earning between 30%, 50%, 60%, and 100% of the area median income (AMI) with a preference for households that work for a minimum of 30 hours per week for a business located in and serving Summit County. Located a few miles north of the resort town's central business district, Vista Verde aims to achieve a "net zero" designation by installing solar panels, which means the total amount of energy used by the building on an annual basis is equal to the amount of renewable energy created on the site. The development offers convenient transit options via the Blue River Bikeway and the Summit Stage bus route, which offers free rides to the central business area throughout the county.
