After Interstate 195 was relocated fifteen years ago, the city of Providence set its sights on redeveloping the land to reinvigorate the community with high-quality housing and generate more jobs in the Fox Point neighborhood. Pennrose developed both Tempo and Tandem (Phases I and II) on Parel 9, the latter of which recently welcomed residents.
Tandem adds 61 units of affordable and workforce housing to the local housing stock with options for a variety of income levels: 13 units at 30% of the area median income (AMI), 21 at 60% AMI, 15 at 120% AMI and 10 are market rate. When combined with Tempo, both phases create a total of 127 mixed-income apartments that include in-unit washer and dryers, building amenities like a fitness center and community room, as well as access to public transit.
